<Types of Student Accommodation>

**University Dormitory

Most Korean universities operate on-campus or nearby dormitories for their students.

University dormitories are conveniently located close to campus, making commuting easy while offering a more affordable option than renting a private apartment. Many dormitories also provide convenient facilities such as libraries, student cafeterias, fitness centers, laundry rooms, and study spaces, making them one of the most popular housing choices for international students.

Room types typically include single, double, and shared rooms for four or more students. Since dormitories are shared living spaces, students are expected to follow dormitory rules and regulations.

**Homestay

A homestay allows students to live with a Korean host family while receiving a private room and meals.

Many homestay options are available near universities. It is recommended to visit the property in person and compare the location, facilities, meal services, and costs before making a decision.

**What is a Rental Deposit?

In Korea, tenants are generally required to pay a rental deposit (Deposit) before moving into a property.

The deposit is held by the landlord throughout the lease period and is usually returned when the contract ends, provided there are no issues. Before signing any rental agreement, carefully review all contract terms and conditions.

**Jeonse (Lump-Sum Lease System)

Jeonse is a unique housing system found in Korea.

Instead of paying monthly rent, tenants pay a large lump-sum deposit to the landlord and live in the property for the agreed contract period. Once the lease expires, the deposit is generally returned if all contract conditions have been met.

Although the initial cost is significantly higher than monthly rent, tenants do not need to make monthly rental payments during the lease period.

**Monthly Rent (Wolse)

Monthly rent, known as Wolse, is the most common type of rental housing in Korea.

Tenants pay an initial security deposit and then pay rent every month throughout the lease period. The deposit is usually refunded after the contract ends, according to the lease agreement.
